2 1 Kurzzusammenfassung Diese Diplomarbeit untersucht die Anwendung und Einsatzmöglichkeiten der Discounted Cash Flow-Methode in der Immobilienbewertung. Zunächst wird ein Überblick über die rechtliche Ausgangslage der Liegenschaftsbewertung in Österreich gegeben. Anschließend werden die nationalen und internationalen Bewertungsmethoden aufgelistet und kurz erläutert. Die in der Bewertungspraxis auftretenden unterschiedlichen Wertdefinitionen werden angeführt und die internationalen Organisationen, deren Aufgabengebiet unter anderem in der Erstellung von Bewertungsstandards liegt, kurz beschrieben. In weiterer Folge wird auf die Discounted Cash Flow-Methode, ihre Faktoren und Vor- und Nachteile im Detail eingegangen. Die einzelnen Faktoren, die in diese Bewertungsmethode einfließen, werden an die Marktgegebenheiten in Österreich angepasst. Danach werden die theoretischen Erkenntnisse zu dieser Bewertungsmethode in ein Bewertungsbeispiel eingebracht und das Ergebnis interpretiert. Basierend auf den im Rahmen dieser Arbeit geführten Expertengesprächen und Fachmeinungen wird die Anwendung der Discounted Cash Flow-Methode in Österreich untersucht. Aus den Gesprächen kann der Schluss gezogen werden, dass derzeit von den österreichischen Immobilienbewertern die Discounted Cash Flow-Methode noch nicht in großem Ausmaß eingesetzt wird. Im Anschluss daran werden die unterschiedlichen Einsatzgebiete diese Methode dargestellt. Als Einsatzgebiete sehen die Experten neben der Verkehrswertermittlung, die Wertermittlung vor und nach dem Kauf, die regelmäßige Wertverfolgung nach dem Kauf und die Projekt- und Investitionsrechnung. Abschließend werden die Marktgegebenheiten und die Bewertungspraxis in Österreich kurz erläutert und ein Ausblick auf die Zukunft der Discounted Cash Flow-Methode in der Immobilienbewertung dargestellt. 3 2 Abstract This thesis deals with possible fields of application of the Discounted Cash Flow- Method in real estate valuation. At the beginning a survey of the legal state of the property valuation in Austria is given. Then the national and international valuation methods are listed and briefly explained. The different definitions of value which turn up in the valuation practise are given and the international organisations whose area of responsibility among other things consists of drawing up valuation standards are briefly described. In the following the Discounted Cash Flow-Method, it s factors as well as it s advantages and disadvantages are dealt with in detail. The single factors which are part of this valuation method are adapted to the circumstances on the Austrian real estate market. Then the theoretical knowledge about this valuation method is applied to a valuation example and the result is interpreted. Based on interviews with and opinions of experts the application of the Discounted Cash Flow-Method in Austria is analysed. From these interviews the conclusion can be drawn that the Discounted Cash Flow-Method is currently not being applied to a big extend by Austrian surveyors. Then the different fields of applications of the Discounted Cash Flow-Method are shown. According to the expert these fields of application are apart form the determination of a market value, the analysis before and after purchase, the regular valuation after purchase and the project and investment calculation. At the end the market situation and the valuation practise in Austria are briefly described and a future vision of the Discounted Cash Flow-Method in property valuation is given. 4 3 Executive Summary Diese Diplomarbeit beschäftigt sich mit der Discounted Cash Flow-Methode als Immobilienbewertungsmethode. Das österreichische Liegenschaftsbewertungsgesetz lässt Immobilienbewertern die Freiheit, neben den in diesem Gesetz verankerten Bewertungsverfahren auch Methoden einzusetzen, die dem jeweiligen Stand der Wissenschaft entsprechen. Die Discounted Cash Flow-Methode ist in internationalen Bewertungsstandards wie den International Valuation Standards und den Europäischen Bewertungsstandards angeführt und entspricht somit dem Wissenschaftsstand internationaler Organisationen wie TEGoVA, IVSC und RICS. Die Discounted Cash Flow-Methode wird im Allgemeinen und ihre einzelnen Faktoren im Detail erläutert. Die Beschreibung erfolgt überwiegend unter Zugrundelegung deutscher und britischer Bewertungsliteratur. Die einzelnen Faktoren der Methode werden dargestellt und auf die Gegebenheiten am österreichischen Immobilienmarkt angepasst. Des Weiteren kann der Leser dieser Diplomarbeit anhand allgemeiner Beispiele und eines konkreten Bewertungsbeispiels den Aufbau und die Methodik dieses Bewertungsverfahrens nachvollziehen. Die Beispiele und die aufgelisteten Vorund Nachteile können dem Leser eine Hilfestellung bieten, Anwendungsfälle für diese Bewertungsmethode in der Praxis zu finden. Die Diplomarbeit zeigt, basierend auf den geführten Expertengesprächen, ob und bei welchen Bewertungsanlässen die Discounted Cash Flow-Methode derzeit in Österreich von den befragten Immobilienbewertern eingesetzt wird. Weiterführend werden neben der Verkehrswertermittlung auch andere Einsatzgebiete der Discounted Cash Flow- Methode wie beispielsweise die Wertermittlung vor und nach dem Kauf, die regelmäßige Wertverfolgung nach dem Kauf, die Projekt- und Investitionsrechnung kurz beschrieben. Diese Diplomarbeit soll eine umfassende Beschreibung der Discounted Cash Flow- Methode darstellen und dazu beitragen, die Bekanntheit dieser Bewertungsmethode in Österreich zu steigern.

5 4 Executive Summary My thesis deals with the Discounted Cash Flow-Method as a means of evaluating real estates. The Austrian real property valuation act leaves surveyors the liberty to imply also methods which correspond to the relevant state of research apart from the valuation process embodied in this act. The Discounted Cash Flow-Method is stated in international standards like the International Valuation Standards as well as in the European valuation standards and thus corresponds to the state of research of international organisations like the TEGoVA, IVSC and RICS. The Discounted Cash Flow-Method is explained in general and its single factors are discussed in detail. The description is based on German and British literature on valuation. The single factors of the method are described and adapted to the circumstances on the Austrian real estate market. Furthermore the reader of this thesis can re-enact the structure and the method of this valuation process with the help of some general examples and a concrete valuation example. These examples as well as the list of advantages and disadvantages can help the reader to find some cases of application for this means of valuation in real life. The thesis based on interviews with experts shows, if and under which circumstances the Discounted Cash Flow-Method is currently being applied in Austria by the interviewed surveyors. Apart from the determination of the market value also other fields of application of the Discounted Cash Flow-Method like for example the analysis before and after purchase, the regular valuation after purchase, the project and investment calculation are briefly described. The aim of my thesis is a comprehensive description of the Discounted Cash Flow-Method. Furthermore the thesis should contribute increase the knowledge of this valuation method in Austria.
