Büromarkt Bremen Office market Bremen Produzierendes Gewerbe und Logistik die bedeutendsten Branchen Mit rund 98.78 SVP-Bürobeschäftigten ist Bremen 212 der drittgrößte Bürostandort unter den deutschen B-Städten. Seit 26 wurde ein Zuwachs von ca. 9.8 Bürobeschäftigten registriert, was einem Wachstum von rund 11, % insgesamt oder 1,8 % p. a. entspricht. Die dominierende Branche ist mit 16,6 % das produzierende Gewerbe, gefolgt von der Branche Technologie, Medien und Telekommunikation (TMT) mit 11, % sowie der öffentlichen Hand und den Verbänden (1, %). Abweichende Verteilung der Branchen von derjenigen in anderen B-Städten Das produzierende Gewerbe ist deutlich stärker ausgeprägt als der Durchschnitt der B-Städte. Dies gilt auch für den Groß- und Einzelhandel sowie die Logistikbranche. Trotz des hohen Anteils der Branche TMT sowie der öffentlichen Hand und der Verbände in Bremen nehmen diese im Vergleich eine geringere Stellung als in der durchschnittlichen B-Stadt ein. Auch wenn sich die Dienstleistungswirtschaft ähnlich stark entwickelt wie in anderen B-Städten, haben das produzierende Gewerbe und auch die Logistik einen noch immer hohen Stellenwert in Bremen. Flächenumsatz erzielt solides Normalmaß Während von 25 bis 27 Büroflächenumsätze über 1. m² erzielt wurden, sanken diese in den nachfolgenden Jahren sukzessive. 211 markierte dabei mit nur 73.5 m² den letzten Tiefpunkt, womit er unterhalb des Schnitts vergleichbarer B-Städte lag. 212 war wieder geprägt von einem herausragenden Start. Allein im ersten Halbjahr wurden über 6. m² umgesetzt. Aufgrund der guten Wirtschaftslage konnte man von einer Umsatzleistung ausgehen, die wieder in der Größenordnung von 1. m² lag. Die zweite Jahreshälfte 212 konnte jedoch nicht an diese Dynamik anschließen, der Umsatz lag nur knapp über 2. m², womit auf das Gesamtjahr bezogen gut 81. m² umgesetzt werden konnten. Größte Mietergruppe war neben den Sonstigen mit gut 27 % Manufacturing and Logistics most significant sectors In 212 Bremen is the third-largest office location among the German secondary cities with around 98,78 office employees. Since 26 an increase of approx. 9,8 employees has been registered, corresponding to a total growth of around 11. % or 1.8 % p.a. The dominating sector with 16.6 % is Manufacturing, followed by Telecommunications, Media and Technology (TMT) with 11. % and Public Administration and Organisations (1. %). Distribution deviates from the sectors of other secondary cities Manufacturing is clearly more strongly represented than the average of the secondary cities. This also applies to the Wholesale and Retail sectors as well as to Logistics. Despite the high share of TMT and Public Administration and Organisations in Bremen, in comparison these hold a lower position than the average secondary city. Even if the services business is developing similarly to that in other secondary cities, the Manufacturing and Logistics enjoy a persistently high significance in Bremen. Take-up reaches a stable, normal dimension Whereas from 25 to 27 office space deals for over 1, m² were achieved, this fell successively over the next few years. Here 211 marked the last low-point with only 73,5 m², which lay even below the average of comparable secondary cities. 212, however, featured an excellent start. During the first half-year alone, more than 6, m² were turned over. Due to the stable economic situation, successful turnover was expected again in the order of 1, m². The second half of the year 212 was, however, not able to maintain this dynamic. The turnover amounted to just above 2, m², whereby, on the basis of the whole year, it was possible to turn over a good 81, m². Besides others, the largest tenant group with a good 27 % was the sector Industry, Production, Construction. die Branche Industrie, Produktion und Bau. Drittwichtigste Gruppe waren Unternehmen aus dem Bereich TMT. Das Gros der Nachfrage stammt aus Vermietungstransaktionen. Eigennutzer sind am Markt kaum aktiv. Unterschiedliche Mietpreisdynamik in den einzelnen Teilräumen Trotz des geringeren Büroflächenumsatzes konnten sich die Spitzenmieten stabilisieren und liegen seit 29 auf dem Niveau von 12,75 EUR/m². Seitdem haben sich die Mieten nicht weiterentwickelt, da insbesondere in der City entsprechend hochpreisige Angebotsflächen fehlten. Andere Teilräume wie die Überseestadt entwickeln sich wesentlich dynamischer. Hier werden stellenweise Höchstmieten bis zu 13,5 EUR/m² erreicht. Die Durchschnittsmieten in der Stadt konnten sich im Zuge der geringen Entwicklungsimpulse im Citybereich und der sinkenden Flächenumsätze der letzten Jahre nicht entwickeln. Diese pendeln traditionell je nach Marktlage um 7,5 EUR/m² bis 8, EUR/m². Traditionell geringer Leerstand auf Gesamtstadtebene Nach einem deutlichen Anstieg des Leerstands zum Anfang des Jahrtausends liegt die Leerstandsquote in Bremen seit Jahren auf einem Niveau um 5 %. Vor dem Hintergrund der gesunkenen Flächennachfrage lässt sich dies mit dem ebenfalls geringen Neubauvolumen erklären. Aktuell liegt der Leerstand bei ca. 4,9 % bzw. knapp 123. m². Im Zeitreihenvergleich positioniert Bremen sich damit deutlich unterhalb des Niveaus vergleichbarer B-Städte (6,2 %). Mietpreise in den meisten Teilräumen gestiegen Die zunehmende Flächenknappheit im Citybereich führt dazu, dass andere Büroteilräume einen steigenden Büroflächenumsatz oder eine Verringerung des Leerstandes erreichen konnten. Das Büroflächenangebot in der Überseestadt ist daher bereits stark limitiert, was sich in den hohen Mieten niederschlägt. Die Airport City hat ihren by companies from the TMT sector. Considering the drop in demand for office premises, this can be explained with the same low volume available in new constructions. The vacancy rate currently stands at approx. 4.9 % or just under 123, m². In a time series comparison it therefore establishes itself well below the level of comparable secondary cities (6.2 %). Rents have risen in most areas The increasing shortage of office space in the City leads to the fact that other office areas have managed to reach a distinctly rising office take-up or a noticeable reduction in vacancies. The range of office spaces available in the Überseestadt is therefore already distinctly limited, thus causing high rents. The Airport City has apparently reduced its vacancies due to the persistently high vacancy rate, there has been no noteworthy rent development. Bautätigkeit nimmt ab Während der Fünfjahresdurchschnitt bei den Neubaufertigstellungen von Büroflächen zwischen 26 und 21 noch bei rund 44. m² lag, stürzte deren Zahl sowohl 211 als auch 212 sprichwörtlich ab. Mit nur 7. m² markierte 211 den absoluten Tiefststand seit 199. Insbesondere die Eigennutzer fehlten hier als Nachfragegruppe. Baufertigstellungen auf moderatem Niveau Seitdem steigern sich die Neubaufertigstellungen von Jahr zu Jahr. Für 213 wird wieder ein Volumen von gut 23. m² erwartet. Die markantesten Projekte sind der Schuppen 1 und das Ensemble Luv und Lee. Dieses Niveau (ca. 25. m² p. a.) wird auch in den kommenden Jahren gehalten. Insgesamt nimmt die Bautätigkeit damit im Vergleich zum vergangenen Fünfjahreszeitraum deutlich ab. Der Büroflächenbestand beträgt zum Jahresende 212 rund 2,51 Mio. m². With only 7, m² constructed office space, 211 marked the absolute low since 199. Especially owner-occupiers are missing here as a demand group. Construction completions at a moderate level Since then the completion of new buildings has gradually increased every year. For 213 a volume of a good 23, m² office space is again expected. The most prominent projects, besides Schuppen 1, are the complex Luv und Lee. This level (approx. 25, m² lettable office space p.a.) will roughly continue over the coming years. On the whole, building activity is clearly decreasing compared with the past five years. At the end of 212 office stocks totalled around 2.51 million m².
