Realogis veröffentlicht Marktbericht für die Vermietung von Logistikimmobilienund Industrieflächen im Großraum Hamburg für das erste Halbjahr 2015 - Kaum veränderter Flächenumsatz auf dem Hamburger Logistikmarkt - Reduzierung des Leerstands von Großflächen im Hafengebiet - Projektentwickler erstellen vermehrt wieder spekulative Lager-/Logistikflächen - Angebot an Gewerbe- und Industriegrundstücken wird knapp - Planungen der Olympischen Spiele verunsichern Eigentümer und Mieter - Prognose: Aufgrund bereits vorliegender Großgesuche rechnet Realogis mit einem Flächenumsatz von rd. 490.000 m² für das Gesamtjahr 2015 Hamburg, 1. Juli 2015 Der Hamburger Markt* für die Vermietung von Industrie- und Logistikimmobilien blieb im ersten Halbjahr 2015 im Vergleich zum Vorjahr nahezu unverändert. Laut der neuesten Analyse von Realogis dem führenden deutschen Beratungsunternehmen für Logistikimmobilien, Industrieimmobilien und Gewerbeparks wurden von allen Marktteilnehmern in der gesamten Region inklusive Umland insgesamt 210.000 m² umgesetzt (1. Hj. 2014: 215.000 m²). Zwar konnten vermehrt Großabschlüsse (> 10.000 m²) verzeichnet werden (39 % am Gesamtumsatz). Der flächenhöchste Abschluss war hierbei der Neubau für das Logistikunternehmen Rhenus in Rade (südliche Metropolregion) mit rund 52.000 m² sowie ca. 31.000 m² an einen Lebensmitteleinzelhändler im Hamburger Hafen. Des Weiteren wurden im Hafenbereich zwei Immobilieneinheiten mit jeweils rund 10.000 m² an die Luft- und Raumfahrtindustrie registriert sowie ein Mietvertrag über rd. 18.000 m² an den Logistiker BLG verzeichnet. Zudem hat die Spedition Carl Block GmbH im GVZ Altenwerder rund 12.500 m² langfristig angemietet. Jedoch war es teilweise aufgrund von Flächenknappheit nicht möglich, Kundengesuche im Größensegment 3.000-10.000 m² zu bedienen, primär zentrumsnah im Bereich HH-Ost Billbrook/Allermöhe,. Somit reduzierte sich der Flächenanteil in diesem Größensegment um 2 Prozentpunkte auf rund 20 %. Wieder einmal solide Umsatzmeldungen konnten im Größenbereich 1.000 3.000 m² mit einem Anteil von 35 % notiert werden, was einem Plus von 2 Prozentpunkten entspricht, erklärt Jörg Lojewski, Abteilungsleiter Realogis Immobilien Hamburg GmbH.
Durch die im Hafen getätigten Großabschlüsse konnte eine Reduzierung des Leerstandes von rund 75.000 m² in 2014 auf nunmehr rd. 47.000 m² erreicht werden. Dieser Trend ist sehr erfreulich, standen in den Jahren 2011 bis 2013 dort noch rund 100.000 m² Lagerflächen zur Verfügung. Aufgrund vorliegender Großgesuche geht Realogis davon aus, dass sich die Leerstandsquote bis Ende dieses Jahres weiter reduzieren wird. Eine Folge dieser positiven Entwicklung im Hafen wird die Bestätigung der Spitzenmiete von 5,60 /m² sein. Des Weiteren wird die Bereitschaft der Eigentümer, Mietern entsprechende Incentives zu gewähren, abnehmen. Jörg Lojewski: Der positive Trend auf der Nachfrageseite veranlasst die Projektentwickler wieder spekulativ zu bauen. So erstellt Goodman im Hamburger Hafen eine rund 8.500 m² große Logistikhalle mit hoher Drittverwendung, um schnell auf Kundengesuche reagieren zu können. Diese wird ab Herbst 2015 zur Verfügung stehen. Weiterhin knapp bleibt das Angebot an Gewerbe- und Industriegrundstücken im Hamburger Stadtgebiet und in den jeweiligen Metropolregionen. Nahezu alle Gewerbegebiete sind bis auf kleine Restbestände voll ausgelastet. Durch das niedrige Zinsniveau und die überwiegend positive Auftragslage geht der Trend der Suchkunden weiterhin vermehrt hin zur eigengenutzten Gewerbeimmobilie als zur Mietlösung. Auch die Bewerbung der Stadt Hamburg für die Olympischen Spiele 2024 sorgt für Verunsicherung bei Eigentümer und Mietern im Hamburger Hafen. Im Bereich des jetzigen Überseezentrums auf dem Kleinen Grasbrook soll ein Nutzungsschwerpunkt der Spiele stattfinden, was die bereits angespannte Flächensituation nochmals verschärfen würde. Aktuelle Mietpreise für die einzelnen unterschiedlichen Typen von Immobilien in den entsprechenden Lagen: - hochwertige Logistikimmobilien zentrums-/hafennah mit folgenden Merkmalen: mind. 10,50 m Hallenhöhe, Rampenlager mit großzügigen Andienungszonen und Minimum 1-2 Tore pro 1.000 m² Hallenfläche, effiziente Beheizungssysteme. Mietpreis Halle: 5,40 5,60 Euro/m², zugehörige Bürofläche 9,00-11,00 Euro/m² - funktionale Bestandsimmobilien HH-Ost Billbrook/Allermöhe mit folgenden Merkmalen: mind. 6,50-7,50 m Hallenhöhe, Andienung über Rampen, Heizung oder Kalthalle, Mietpreis Halle: 4,30 4,70 Euro/m², zugehörige Bürofläche 6,50 8,00 Euro/m²

In dieses Segment fallen u.a. die Abschlüsse von Rhenus in Rade, Edeka, BLG und Carl Block GmbH im Hamburger Hafen. Auf Platz 2 liegen die Handelsunternehmen mit unveränderten 17 %, dicht gefolgt von den Industrie- und Produktionsunternehmen mit 16 % (+ 2 Prozentpunkte). Ausblick Abzuwarten bleibt, ob sich die Krise in Griechenland negativ auf die gesamtwirtschaftliche Lage und somit ggf. auch auf den Hamburger Lager- und Logistikmarkt auswirkt. Des Weiteren betrachten Nutzerkunden den langjährigen Ausbau der A7 sowie die Instandsetzung der Köhlbrandbrücke und die damit verbundenen Stausituationen kritisch. Realogis publishes market report on logistics property and industrial space leasing in the greater Hamburg area during the first half of 2015 - Take-up in Hamburg s logistics market nearly unchanged - Reduction of large property vacancies in the harbor area - Developers once again building speculative storage and logistics space - Supply of commercial and industrial property getting low plans for the Olympic Games create insecurity among tenants and owners - Prognosis: Realogis expects an overall take-up of around 490,000 sqm for 2015, based on several large-scale requests from clients. Hamburg, 3 rd July, 2015 Hamburg s rental market for industrial and logistics properties* remained nearly unchanged even during the first half of 2015, compared to the same period last year. According to the latest analysis from Realogis Germany s leading consulting firm for logistics properties, industrial properties, and commercial parks the total area leased by all market participants in the region, including the economically integrated outer areas, came to about 210,000 sqm of space (H1 2014: 215,000 sqm). Large-scale contracts (> 10,000 sqm) were on the rise at 39% of the total take-up. The largest deal concerned a new development for the Rhenus logistics company with around 52,000 sqm in Rade (southern metropolitan area), followed by about 31,000 sqm for a groceries retailer located in the Hamburg Harbor area. The harbor district also saw contracts for two properties, each with around 10,000 sqm, for companies in the aviation and aerospace industry plus an 18,000 sqm lease for the BLG logistics company. In addition, freight forwarder Carl Block GmbH signed a long-term lease for 12,500 sqm in the Altenwerder cargo transport center. Due to short supply, it was not possible to satisfy all clients searching for sites in the 3,000 to 10,000 sqm range, primarily close to the city center in the Hamburg-Ost, Billbrook, and Allermöhe areas. Therefore, the market share for this size range slipped 2 percentage points to around 20%. The 1,000 to 3,000 sqm range enjoyed a solid level of take-up at a 35% share of the market, up 2 percentage points, noted Jörg Lojewski, head of Realogis Immobilien Hamburg GmbH. Several large-scale contracts in the harbor area were responsible for reducing vacancies from around 75,000 sqm in 2014 to around 47,000 sqm today. This trend is very positive, considering that about 100,000 sqm of storage space were still available between 2011 and 2013. Based on current client requests for large properties, Realogis expects the vacancy rate to drop even further
by the end of this year. This positive development in the harbor district will result in confirming the new prime lease rate of 5.60 euros/sqm. It is also expected that property owner willingness to grant incentives to prospective tenants will decrease. Jörg Lojewski: The positive trend on the demand side has resulted in more developers building on spec again. Goodman, for example, is currently developing a roughly 8,500 sqm storage facility in Hamburg Harbor with high third-party occupancy, so they can quickly respond to clients requests for space. The facility is scheduled to be completed in the fall of 2015. The supply of commercial and industrial property within Hamburg s city limits and the metropolitan region in general remains limited. Nearly all commercial districts are at full capacity, with a few small-scale exceptions. For clients searching for space, low interest rates and a positive order volume are tipping the trend toward the consideration of owner-occupied commercial space in preference to a lease. Furthermore, the City of Hamburg s application to host the Olympic Games in 2024 has caused insecurity among owners and tenants in the Hamburg Harbor area. The main focus for the event would be on the Überseezentrum area along Kleiner Grasbrook, which would result in an even more volatile situation with growing demand for ever decreasing space. Current rental prices for different types of properties in various locations: - high-end logistics properties centrally located or close to the harbor with the following characteristics: minimum ceiling height of 10.50 m, ramp access with generous docking zones, a minimum of 1-2 gates per 1,000 sqm of storage space, and efficient heating systems. This takes into account the recent deal with Rhenus in Rade, as well as deals with Edeka, BLG, and Carl Block GmbH in Hamburg Harbor. Outlook It remains to be seen whether the debt crisis in Greece will have a negative impact on the overall economic situation and consequently on Hamburg s storage and logistics market. Clients are also maintaining a critical eye on the long-term expansion of the A 7 Autobahn as well as the repair work of the Köhlbrand Bridge, both resulting in ongoing traffic jams.
