4 Executive Summary My thesis deals with the Discounted Cash Flow-Method as a means of evaluating real estates. The Austrian real property valuation act leaves surveyors the liberty to imply also methods which correspond to the relevant state of research apart from the valuation process embodied in this act. The Discounted Cash Flow-Method is stated in international standards like the International Valuation Standards as well as in the European valuation standards and thus corresponds to the state of research of international organisations like the TEGoVA, IVSC and RICS. These examples as well as the list of advantages and disadvantages can help the reader to find some cases of application for this means of valuation in real life. The thesis based on interviews with experts shows, if and under which circumstances the Discounted Cash Flow-Method is currently being applied in Austria by the interviewed surveyors. Apart from the determination of the market value also other fields of application of the Discounted Cash Flow-Method like for example the analysis before and after purchase, the regular valuation after purchase, the project and investment calculation are briefly described.
