Büromarkt Hamburg Office market Hamburg Mit einem Flächenumsatz von 44. m² wurde 213 das Vorjahresergebnis von 435. m² knapp übertroffen. Nach einem verhaltenen ersten Quartal kam der Markt erst spät in Schwung und hatte jedoch zur Jahresmitte das Vorjahresergebnis erreicht. Insgesamt hat das Jahr 213 eine stabile Entwicklung gezeigt auch wenn der langjährige Durchschnitt in Höhe von ca. 46. m² nicht erreicht wurde. Trotz der im internationalen Vergleich guten wirtschaftlichen Entwicklung ist die Unsicherheit über die eigene Entwicklung in vielen Unternehmen groß. Das zeigt sich in den relativ langen Entscheidungszeiträumen. Entscheidungszeiträume von einem Jahr bis zum tatsächlichen Abschluss sind nichts Ungewöhnliches. Insbesondere bei internationalen Unternehmen ist der Abstimmungsbedarf auch vor dem Hintergrund der Revisionssicherheit groß. Häufig werden kurze Laufzeiten mit Optionen bzw. bei längeren Laufzeiten Sonderkündigungsrechte gefordert. Bei Neubauflächen sind jedoch aufgrund des mieterindividuellen Ausbaus Mindestlaufzeiten von fünf Jahren obligatorisch. Größter Abschluss: Neubau der Philips-Zentrale Auffallend ist, ähnlich wie 212, dass das großvolumige Segment über 5. m² eine geringere Bedeutung hat als in anderen großen Standorten wie z. B. Frankfurt. Mit sieben Umsätzen wurden 13 % des gesamten Flächenumsatzes in dieser Größenklasse registriert (212: neun Umsätze). Der Baustart der neuen Philips-Zentrale mit rund 14. m² in der Röntgenstraße war 213 mit Abstand der größte registrierte Flächenumsatz. Durch diesen Neubau konnte auch die Bürolage Flughafen mit einem Anteil von 5 % am Gesamtflächenumsatz etwas aus dem Schattendasein hervortreten. Ein weiterer großer Abschluss erfolgte durch die Interimsanmietung der Reederei Hamburg Süd mit rund 9.5 m² im Sprinkenhof im Teilmarkt City, die ihre eigenen Stammflächen in der Willy-Brandt-Straße umfassend In 213, the previous year s results of 435, m² were only slightly exceeded with a take-up of 44, m². Biggest deal: New building for Philips head office Similar to 212, it is noticeable that the large-volume segment over 5, m² has less significance than in city locations such as Frankfurt. With seven deals, 13 % of the total take-up was registered in this size category (212: 9 deals). In 213 the start of building of the new Philips head office with approx. 14, m² in Röntgenstraße was by far the largest take-up recorded. Thanks to this new construction the office location Airport was also able to emerge slightly from the shadows with a share of 5 % of the total take-up. Another major deal was registered in the form of an interim renting of approx. 9,5 m² by the shipping company Hamburg Süd in the Sprinkenhof building in the City area, while their own head offices in Willy-Brandt-Straße are being extensively refurbished and modernised. Vermietungen überwiegend kleinteilig Im kleinteiligeren Segment ist die Nachfrage weiter stabil. Dies spiegelt sich in der Verteilung der Mietverträge nach Größenklassen wider. Knapp 8 % der Abschlüsse entfielen auf Flächen unter 1. m². Rund 14 % der Mieter entschieden sich für Büroflächen zwischen 1.1 m² und 2. m², was einem Zuwachs von vier Prozentpunkten entspricht. City-Süd im Fokus Die zentralen Lagen City und City-Süd stehen weiter im Mittelpunkt der Nachfrage. Neben der traditionell starken City mit einem Anteil von 27 % (212: 2 %) steht insbesondere die City-Süd mit 17 % (212: 16 %) im Fokus der Nachfrage. Zur positiven Entwicklung der City- Süd tragen neben der innenstadtnahen Lage insbesondere die attraktiven Mieten der Bestands- und Neubauflächen bei. Drei der insgesamt sieben Vermietungen ab 5. m² entfielen auf die City-Süd. Die Mieten liegen hier rd. 2, EUR/m² unter der statistischen Durchschnittsmiete von 13,9 EUR/m² für den Gesamtmarkt. Die Spitzenmiete in der Hansestadt liegt nach wie vor bei 24, EUR/m². Ein deutlich geringerer Flächenumsatz wurde dagegen mit lediglich 6 % in der registriert (212: 12 %). Hintergrund ist hier nicht eine fehlende Nachfrage, sondern das fehlende Flächenangebot. Die größeren zur Verfügung stehenden Flächen wurden in den letzten zwei Jahren fast vollständig vom Markt abgenommen. Lettings mainly for small spaces The demand continues to be stable in the smaller-space segment. This is reflected in the distribution of leases according to size categories. Just under 8 % of the deals concluded were allocated to spaces under 1, m². Around 14 % of the tenants decided in favour of office spaces between 1,1 m² and 2, m², corresponding to a growth of 4 percentage points. Focus on City-Süd The central locations City and City-Süd are still in the focus of demand. Besides the traditionally strong City with a share of 27 % (212: 2 %), demand is particularly strong in the City-Süd area with 17 % (212: 16 %). Apart from the locations near to the city centre, the attractive rents in existing and newly built properties play a particular role in the positive development of the City-Süd. Three of the total of seven lettings in excess of 5, m² were concluded in the City-Süd. Here rents lie at around 2. euros/m² below the statistical average of 13.9 euros/m² for the overall market. The top rent in the Hanseatic City still lies at 24. euros/m². On the other hand a significantly lower take-up of only 6 % was registered in the (212: 12 %), the reason for this being not the absence of demand but the lack of spaces on offer. The larger available spaces have been almost completely taken over by the market over the past two years. It is unlikely that spaces in excess of 3, m² will be available to rent in existing buildings in that area in the near future. Industrie, Verwaltungen stärkste Mietergruppe 213 zeigt sich erneut, dass die Stärke des Hamburger Bürovermietungsmarktes in der vergleichsweise großen Unabhängigkeit von Leitbranchen sowie in einem vielfältigen Branchenmix liegt. Dies zeigt sich insbesondere darin, dass die sehr vielschichtige Branchengruppe der unternehmensnahen Dienstleister mit 18 % die zweitstärkste Nachfrage-Gruppe ist, unmittelbar nach der flächenumsatzstärksten Branchengruppe Industrie, Verwaltungen mit einem Anteil von 19 %. Gegenwärtig kommen nur wenige spekulativ neu errichtete Büroflächen auf den Markt. Von den rund 142. m² neuen Flächen im Jahr 213 waren mehr als 7 % vorvermietet. Auch die neu hinzukommenden Flächen für 214 sind bereits zu erheblichen Teilen vorvermietet. Der Leerstand ist geringfügig gesunken. Bei einem Büroflächenbestand von rund 13,7 Mio. m² in Hamburg stehen gegenwärtig etwa 98. m² Bürofläche leer. Das entspricht einer Leerstandsquote von 7,2 %. Stabiler Ausblick Hamburgs Wirtschaft entwickelt sich weiter robust. Engel & Völkers Commercial erwartet im Jahr 214 ein Vermietungsvolumen zwischen 44. m² und 46. m². With an office space inventory of around 13.7 million m² in Hamburg, about 98, m² are currently vacant. This corresponds to a vacancy rate of 7.2 %.
