Büromarkt Stuttgart Office market Stuttgart Überdurchschnittliches Vermietungsvolumen Die gute wirtschaftliche Entwicklung des Standortes Stuttgart konnte 2012 im Vergleich zum herausragenden Ergebnis des Jahres 2011 nicht in ein höheres Vermietungsvolumen umgesetzt werden. 2011 zeigte sich der Stuttgarter Vermietungsmarkt mit einem Vermietungsvolumen von 275.000 m² äußerst dynamisch, während 2012 Abschlüsse im Umfang von 200.000 m² zu verzeichnen waren, was einem Rückgang von etwa 27 % entspricht. Dennoch ist zu betonen, dass die Vermietungsdynamik des vergangenen Jahres deutlich über dem Fünfjahresdurchschnitt liegt und somit weiterhin eine vitale Büroflächennachfrage in Stuttgart auszumachen ist. Sechs großvolumige Abschlüsse und umsatzrelevante Transaktionen 2012 Für 2012 sind nur sechs Abschlüsse über 5.000 m² MF-G dokumentiert. Dazu zählen die Eigennutzungen der Sparkassenakademie im Europaviertel und der Neubau der IHK-Zentrale an der Jägerstraße mit je rund 10.000 m² MF-G. Die größte Vermietung des Jahres ging mit rund 11.500 m² an die Anwaltskanzlei Gleiss Lutz im Bülow Carré, welches Ende 2013 fertiggestellt werden soll. Auffallend ist zudem die Dominanz relativ kleiner Vermietungsabschlüsse mit weniger als 1.000 m² Vermietungsfläche, auf die 52 % der Neuvermietungen entfielen. Für 2013 ist mit einem niedrigeren Flächenumsatz zu rechnen, der in etwa im Bereich des Fünfjahresmittels von rund 180.000 m² MF-G liegen wird. Nachfragekonzentration in attraktiven Innenstadtlagen Der deutschlandweit erkennbare Trend zu hochwertigen Lagen ist auch in Stuttgart sehr ausgeprägt zu beobachten, da der räumliche Schwerpunkt der Vermietungsaktivität in der bzw. am rand liegt. Dort ballen sich 30 % bzw. ca. 33 % der Vermietungen. Die übrigen Lagen erreichten jeweils Anteile am Flächenumsatz unterhalb der 10 %-Marke, wobei das Bürozentrum mit 9 % noch am stärksten nachgefragt wurde. Hinsichtlich des Above-average letting volume In comparison with the excellent result of 2011, it was not possible to transpose the positive economic development of the location Stuttgart to a higher letting volume in 2012. In 2011 Stuttgart s rental market proved to be extremely dynamic, with a letting volume of 275,000 m², whereas in 2012 deals were registered for a total of 200,000 m², meaning a drop of about 27 %. Nevertheless, it should be emphasised that the letting dynamics of the previous year were considerably above the five-year mean, signalling a keen demand for office space in Stuttgart. Six large-volume lettings in 2012 For 2012 only six deals for over 5,000 m² lettable office space were recorded. These included the owner-occupations by the Sparkassenakademie in the Europaviertel and the new construction of the IHK Zentrale on the Jägerstraße, each with around 10,000 m² of lettable office space. The largest letting of the year was the law firm Gleis Lutz with around 11,500 m² in the Bülow Carré which is due for completion at the end of 2013. In addition, the dominance of relatively small letting deals for less than 1,000 m² is noticeable, making up about 52 % of the new lettings. For 2013 one can reckon with a lower take-up that will lie in the range of the five-year mean of approx. 180,000 m² lettable office space. Demand concentrated on attractive city centre locations The recognisable trend towards high-class locations throughout Germany also appears to be distinctive in Stuttgart since the emphasis of letting activity lies in the city or the city periphery. 30 % and 33 % resp. of the lettings conglomerate there. The remaining locations each achieved shares of the take-up below the 10 % mark, whereby the office centre was still the strongest in demand with 9 %. With regard to the take-up divided according to sectors, the office market in Stuttgart in 2012 proved to be very heterogeneous. branchenbezogenen Flächenumsatzes zeigte sich der Büromarkt Stuttgart 2012 sehr heterogen. Den höchsten Anteil an Neuvermietungen hatten Institutionen der öffentlichen Hand und der Verbände (ca. 27 %), gefolgt von unternehmensbezogenen Dienstleistern (ca. 21 %) sowie Handel und Industrie (ca. 20 %). Die Branche Technologie, Medien und Telekommunikation (TMT) erzielte einen Anteil von ca. 10 %, Banken und Finanzdienstleister erreichten ca. 6 %, während auf sonstige Unternehmen ca. 17 % der Neuvermietungen entfielen. Demzufolge ist die Branchenstruktur im Allgemeinen als gut diversifiziert zu bezeichnen. Gestiegenes Mietniveau mit geringer Volatilität Die solide wirtschaftliche Entwicklung und die Neubautätigkeit in zentralen Lagen der Innenstadt haben sich besonders im Stuttgarter Spitzenmietniveau niedergeschlagen. Ende 2012 lag dieses bei einem historischen Höchststand von rund 19,00 EUR/m² MF-G. 2011 war es mit 17,50 EUR/m² MF-G noch rund 7,9 % geringer. Die durchschnittliche Büromiete stieg von 14,00 EUR/m² 2011 auf 14,50 EUR/m² 2012. Dies zeigt, dass Stuttgart weiterhin als ein stabiler Büroimmobilienmarkt mit geringer Volatilität zu bezeichnen ist. Trotz schwacher und äußerst risikobehafteter konjunktureller Aussichten ist für 2013 weiterhin von einem Spitzenmietniveau um etwa 19,00 EUR/m² MF-G auszugehen. Anstieg der Neubaufertigstellungen Der Büroflächenbestand in Stuttgart lag Ende 2012 bei rund 7,5 Mio. m² MF-G. Die Bautätigkeit in Stuttgart ist im Vergleich zu den anderen deutschen A-Städten als unterdurchschnittlich zu bezeichnen. 2012 wurden im Stadtgebiet rund 57.800 m² MF-G Bürofläche fertiggestellt. Das Volumen lag deutlich über dem Vorjahresniveau von 16.600 m² MF-G und erreichte den höchsten Wert seit 2008. Nach den überdurchschnittlichen Fertigstellungen 2012 werden 2013 und 2014 mit rund 67.000 bzw. 75.000 m² MF-G noch höhere Werte erwartet. Ab 2015 service providers (approx. 21 %) as well as the sector Retail and Industry (approx. 20 %). Rise in rent level with low volatility The stable economic development and the new construction activity in central locations of the city centre have had a particular effect on the top rent level in Stuttgart. At the end of 2012 it was at a historic level of approx. 19.00 euros/m² lettable office space. In 2011 it was around 7.9 % less at 17.50 euros/m² lettable office space. The average office rent increased from 14.00 euros/m² in 2011 to 14.50 euros/m² in 2012. This shows Stuttgart can still be described as a stable office property market with low volatility. Despite weak and extremely risky economic perspectives for 2013, a top rent level of around 19.00 euros/m² lettable office space can be expected this year. Rise in the number of new construction completions The existing office spaces in Stuttgart totalled around 7.5 million m² lettable office space at the end of 2012. Compared with other German first-class cities, the building activity in Stuttgart can be described as being below average. In 2012 approx. 57,800 m² lettable office space was completed in the urban area. The volume was significantly above the previous year s level of 16,600 m² lettable office space and reached the highest value since 2008. After the above-average completion figures in 2012, even higher values are expected for 2013 and 2014 with around 67,000 and 75,000 m² lettable office space. From 2015 onwards, the building activity in Stuttgart will fall considerably behind the other German first-class locations and reach less than 50,000 m² lettable office space. wird die Bautätigkeit in Stuttgart wieder deutlich hinter die der anderen deutschen A-Standorte zurückfallen und weniger als 50.000 m² MF-G erreichen. Generell ist in Stuttgart der Anteil der spekulativen Bautätigkeit geringer als in den anderen deutschen Immobilienhochburgen. Weiterhin geringer Leerstand Die Leerstandsrate in Stuttgart lag Ende 2012 bei 5,3 %, was einem nominalen Leerstandsvolumen von rund 400.000 m² MF-G entspricht. Erneut erzielte die Stadt die niedrigste Quote unter den deutschen A-Städten. Im Vorjahr lag der Leerstand bereits bei niedrigen 5,7 %. Eine überdurchschnittliche Vermietungsleistung und die moderate Neubautätigkeit führten zur weiteren Abnahme des Leerstands. Von Leerständen betroffen sind vor allem ältere Bestandsobjekte. In den letzten zehn Jahren ist die Leerstandsrate in Stuttgart mit Werten um 6,0 % relativ konstant geblieben. Ab 2013 wird sich der Leerstand bei einem steigenden Neubauvolumen wieder dem Niveau von 6,0 % annähern. Mit einem nachhaltig starken Anstieg ist in Stuttgart jedoch auch in Zukunft nicht zu rechnen. In Stuttgart the proportion of speculative building activity is generally lower than in the other German real estate strongholds. Continued low vacancy rate At the end of 2012 the vacancy rate was 5.3 % which corresponds to a nominal vacancy volume of around 400,000 m² lettable office space. The city again achieved the lowest rate among the German first-class cities. In the previous year, the vacancy rate reached the already low 5.7 % mark. An above-average letting achievement and the moderate new construction activity led to a further decrease in vacancies. Especially older existing properties are affected by vacancy. Over the past ten years, the vacancy rate in Stuttgart has remained relatively consistent with values of around 6.0 %. From 2013 onwards, the vacancy rate will again approach the 6.0 % level with the increasing volume of new constructions. A considerable improvement cannot be expected in Stuttgart, even in the long term.
