3 Wertermittlungsverfahren (procedure Valuation of Real Estates) Das Wertermittlungsverfahren wird in Österreich gemäß Liegenschaftsbewertungsgesetz 1992 (LBG) Immobilienbewertungsverordnung (ImmoWertV) Österreichische Norm B 1802 (ÖNORM) The Procedure Valuation of Real Estates is regulated in Austria on basis of Real Estate Valuation Law 1992 Immobilia Valuation Sublaw Austrian Normative Document B 1802 durchgeführt Dipl.-Ing. 6 Vergleichswertverfahren (1) Comparison Value Method of Real Estates (1) Mittelwert aus Kaufpreisen vergleichbarer Grundstücke (mit/ohne Gebäude) Durchsuchen des Grundbuchs nach Transaktionen (inkl. Valorisierung) Average value of market prices of comparable real estates (with/without a building) Screening of the land-register to find current real estate transactions Results should be valorized to present time Dipl.-Ing. 7 Vergleichswertverfahren (2) Comparison Value Method of Real Estates (2) Folgende Faktoren sind wichtig: Örtliche Lage Bodenbeschaffenheit Größe und Form Bodenschätze Gefahrenzone Erschließung Gesetzliche Parameter (Bebauungsplan, Denkmalschutz, Servitute, etc.) Objektalter Nachbarschaft Daraus ergibt sich der aktuelle Verkehrswert The following factors are important: Location Soil condition Size and configuration (of real estate) Soil ressources Danger zone (yes or no) Local public infrastructure Legal parameters (key plan, protection of ancient monuments, servitudes, etc.) Age of the building Environments All these factors provide a good result for the market price Dipl.-Ing. 8 Sachwertverfahren Property Value Vor allem bei Liegenschaften mit wertvollen Gebäuden kommt dieses Verfahren zum Einsatz; daher werden die Ausgangswerte für den Boden, für das Gebäude und für weitere Außenanlagen ermittelt. Werterhöhende und wertmindernde Faktoren ergeben den Sachwert (Verkehrswert). The property value method is used for valuable buildings Essential elements are: basic prices for parcel, building and constructions outside the building + value rising und value decreasing factors = value of the real estate (market price).
